What are the costs associated with buying a house?


Buying a home is probably the biggest investment you will ever make in your life.

  • The notary, +/- $ 1000 and more depending on the file (part of the cost sometimes assumed by the lender)

  • Property appraisal, +/- $ 350 (often assumed by the lender)

  • Transfer taxes (Welcome tax), from ½% to 1.5% of the highest amount between the purchase price and the municipal assessment ex: purchase of $ 150,000 = $ 1,250

  • Municipal and school tax adjustments due to sellers (amount calculated by the notary)

  • Water potability test (if artesian well), +/- $ 75
